What goes wrong
Why coatings peel, and what it costs you
A floor that fails does not fail quietly. It lifts with the hot tires, and the next installer has to take it off before they can start.
Prep was skipped
Most peeling starts here. If the slab is not ground properly, or weak spots are left in place, the coating has nothing to hold on to.
Moisture was ignored
Houston slabs sit on clay and push vapor upward. A coating laid over a wet slab comes off in sheets, whatever it cost. We test to ASTM F2170, a probe set into the slab itself rather than a sheet taped to the surface, because the top half inch can read bone dry while the core is saturated. That gives you a clean number and a floor that fails anyway.
It was paint, not a floor
Garage floor paint sits on top of the concrete. A hot tire pulling into a closed Houston garage can reach 140°F, and that heat lifts paint straight off the slab. Hot-tire pickup is the number one reason a big-box or DIY kit fails inside a year or two. Taking a failed coating back off then runs about $2.00 a square foot, before anybody lays the floor you wanted.
What we will and will not promise

Our standard warranty is one year, and it covers the two things that are ours to get wrong: preparation and mixing. Both show up inside two or three months, not in year seven. A well installed floor in a Houston garage lasts 10 to 20 years, and commercial clients typically get 10 to 15. That is life expectancy, not a warranty, and we would rather say so than print "lifetime" on a page.
Nobody warranties concrete against moisture, including us, and including anyone selling a moisture barrier. That is why we test the slab before we quote.
There is no state license for this work in Texas
Texas does not issue a state license for flooring or general contracting work of this type. A coating contractor who tells you they are "licensed" is describing something else, or nothing at all, so the word tells you very little, from us or from anybody.
What you can actually check is insurance, a real address, how long a company has traded, and the floors it has finished. We carry general liability insurance, we work out of 9421 Farm to Market 2920 in Tomball, and we have been coating concrete here for 18 years. Ask any contractor for a certificate of insurance issued by the insurer rather than a forwarded image, this one included.

For most residential jobs, the size of the space will determine the price. The quality of the floor, excessive cracking, pitting, or other more extensive issues will affect the cost of your floor.
Mostly the variance has to do with experience. Companies that are established and doing this for a long time, you will not see much variance. Inexperienced companies will often lower prices to entice customers and generally will skip steps or use inferior products to keep costs down.
Peeling happens when the coating loses its bond to the concrete. That usually comes from poor prep, leftover contaminants, or moisture pushing up through the slab. The floor may look good right after installation, but once it is exposed to heat, traffic, or moisture, weak areas start to show. This is why the focus is always on the condition of the slab before the coating is applied.
A coating system is built differently than paint. Paint is a thin layer that sits on the surface and wears down faster. A coating system involves surface prep and multiple layers designed to bond to the concrete. For a garage that sees daily use, the difference shows over time in how the floor holds up and how often it needs to be redone.
